One of the largest expiration dates in many years will be 12/31/2011.&lt;br /&gt;Are you ready to go take those expired listings. Do you have any expiring that you need to extend? Houses that would not sell in the last quarter of 2011 will be looking pretty attractive to buyers in the first quarter of 2012.&lt;br /&gt;&lt;br /&gt;2. Buyers are jumping off the fence right now. You will get more buyer calls the first few weeks of January than you did in all of November and December. People are tired of waiting and the national media is now telling them it is a great time to buy. Get these buyers out in January and get them into escrow because by February or March they will be in far more multiple offer situations.&lt;br /&gt;&lt;br /&gt;3. This is the best time in history to buy a house. You need to be able to say this, and know why it is the case.&lt;br /&gt;&lt;br /&gt;4. Power and Associates’ 2010 Home Buyer/Seller Study&lt;sup&gt;SM&lt;/sup&gt;.&lt;o:p&gt;&lt;/o:p&gt;&lt;span style=""&gt;&lt;br /&gt;&lt;br /&gt;The inaugural study measures customer satisfaction of home sellers and buyers with major national real estate companies. Overall satisfaction is determined by examining four factors for the home-selling experience: agent; marketing; office; and services. As a result of 3,096 evaluations from 2,817 respondents who bought or sold a home between March 2009 and April 2010, Prudential Real Estate achieved scored highest among home sellers on a 1,000-point scale and received particularly high ratings from customers in the marketing and agent factors. This is the second time in three years the Prudential Real Estate Network ranked highest in seller satisfaction. The Network also ranked highest in 2008. &lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;span style=""&gt;&lt;br /&gt;&lt;br /&gt;In addition, the study finds that despite the popularity of home selling and buying resources on the Internet, the real estate sales professional remains key to customer satisfaction with real estate companies. A large proportion of both home sellers and buyers rely on the Internet to facilitate the buying or selling process, with 79 percent of buyers saying that they used Internet tools to help them in the purchase process, and 82 percent of sellers reporting that they used a website listing to market their home. In addition, among home sellers, online methods are the most important aspect of marketing. If you pay them these fees, which can range from $1,000 to as much as $5,000, that's probably the last you'll ever hear from them. Most never even go through the motions of talking to lenders and trying to work out modifications.&lt;/li&gt;&lt;/ul&gt;&lt;br /&gt;&lt;ul&gt;&lt;li&gt;&lt;span style="font-weight: bold;"&gt;Tells you they can guarantee foreclosure will stop&lt;/span&gt;. Nobody can do that, especially before they find out more about your individual circumstances.&lt;/li&gt;&lt;/ul&gt;&lt;br /&gt;&lt;ul&gt;&lt;li&gt;&lt;span style="font-weight: bold;"&gt;Urges you to stop paying your mortgage and pay them instead&lt;/span&gt;. Get out the bucket, mop and Mr. Clean. The key to making a positive first impression is simple, said Sandra Rinomato, host of HGTV’s popular “Property Virgins” show.&lt;/span&gt; &lt;p  style="color: rgb(0, 0, 0);font-family:verdana;"&gt;&lt;span style="font-size:85%;"&gt;“Get it clean, clean, clean,” said Rinomato. “If your house isn’t clean, it instantly sends up negative thoughts that the home is not well maintained. If your house is spotless, you’re ahead of the game,” she said.&lt;/span&gt;&lt;/p&gt; &lt;p  style="color: rgb(0, 0, 0);font-family:verdana;"&gt;&lt;span style="font-size:85%;"&gt;But don’t stop there, advised Rinomato. To increase your chances of making a sale, “stage” the house to make it as attractive as possible.&lt;span id="more-45051"&gt;&lt;/span&gt; Until recently, “Staging meant pulling out all the stops—setting the dining table with your best china and crystal, arranging flowers, lighting candles,” she said. “Now we take the minimalist approach. Basically, you want to strip the house to its bare essentials, depersonalize it so potential buyers can superimpose themselves and their lifestyle on the house.”&lt;/span&gt;&lt;/p&gt; &lt;p  style="color: rgb(0, 0, 0);font-family:verdana;"&gt;&lt;span style="font-size:85%;"&gt;&lt;strong&gt;Rinomato offered the following tips for staging a home: &lt;/strong&gt;&lt;/span&gt;&lt;/p&gt; &lt;ol  style="color: rgb(0, 0, 0);font-family:verdana;"&gt;&lt;li&gt;&lt;span style="font-size:85%;"&gt;Visit model homes and examine shelter magazines for inexpensive decorating ideas. Always keep in mind you are not decorating for yourself but for the general public.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-size:85%;"&gt;Start with the outside. Give the house a fresh coat of paint, add shiny hardware to the front door and plant a few flowers to send a subliminal message the house is loved and well cared for.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-size:85%;"&gt;Declutter every room to make it look larger. Get rid of family pictures, trophies and knickknacks. Closets and drawers should be no more than 30% full.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-size:85%;"&gt;Invest in eco-friendly but bright lights. Open the drapes or remove them completely. “Light, bright rooms give the impression this is a happy place—and everyone wants to move into a happy place,” said Rinomato.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-size:85%;"&gt;Feature only a few pieces of furniture with mainstream appeal. Pull pieces away from walls to make rooms look bigger.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-size:85%;"&gt;Make sure a room’s primary use is obvious. A bedroom should look like a bedroom, not an office, hobby center or gym.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-size:85%;"&gt;Bedrooms and kitchens are difficult to stage because they are in daily use, but make the effort. Clear everything off the counters and nightstands, roll up the rugs and hide the laundry hamper. Buff the cabinets with car wax and clean under the sinks. Invest in pristine white bed linens and towels.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-size:85%;"&gt;Minimize the “pet effect.” Remove food bowls and litter boxes to the utility room. Deodorize thoroughly.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-size:85%;"&gt;Organize the utility room and garage. Hang up the bicycles, roll up the hose. This will result in more homeowners losing their homes to foreclosure unless they educate themselves of their options when an upcoming Notice of Trustee sale is filed.&lt;br /&gt;&lt;br /&gt;Short Sale Specialist Edwin Baloloy explains, “In 2009, it was common for a borrower to constantly miss payments and have the lender automatically stall the foreclosure process. This year, it seems lenders are following the timetables more strictly and unless you request a postponement correctly, the lender will proceed with foreclosure.” Almost all lenders have either a “loss mitigation” or “loan workout” department that is overwhelmed by the amount of calls and negotiation requests. As a result, inaccurate information is occasionally given about a borrower’s foreclosure status. This can lead to a homeowner losing their home unintentionally when they thought they were being reviewed for a modification of their loan.&lt;br /&gt;&lt;br /&gt;Those who attend the workshop will be able to stay aware of any upcoming trustee sale (auction) on their home and how to confirm it has been postponed or cancelled. “It took me 4 phone calls and over 2 hours of being placed on hold to postpone the sale of a client’s home back in December. The first 3 bank representatives I spoke to insisted there wasn’t an active auction date. Luckily, I knew how to verify with the trustee whether or not a sale was scheduled. I finally reached a manager on the 4th call and they admitted I was correct that a sale needed to be cancelled. If I had taken the bank’s “word” on the matter, the home would most likely be repossessed now.”&lt;br /&gt;&lt;br /&gt;The workshop will give a brief overview of the consequences of missing a payment, foreclosure alternatives, writing acceptable hardship letters, and loan modification tips. The reduced credit would be available to all       home buyers who have been in their current residence for a consecutive five-year period in the past eight years.&lt;/p&gt;&lt;p&gt;The  new provisions are aimed at broadening availability of the credit beyond first-time buyers and giving the weakened real-estate market a bigger boost while preventing real-estate investors from benefiting.&lt;/p&gt;&lt;p&gt;Many property experts have cited the credit as a reason for signs of recovery in the housing market in recent months. But that recovery was somewhat undercut by the September drop in new-home sales reported Wednesday.&lt;/p&gt;&lt;p&gt;The credit would be extended from its current expiration date of Dec. 1 to all contracts entered into by April 30, and closed before July 1. It is expected that income limits on people claiming the credit would be increased to $125,000 for singles and $250,000 for couples, from the current $75,000 and $150,000, aides said. The credit phases out for people making more than those amounts.&lt;/p&gt;&lt;p&gt;While Senate lawmakers appear to have reached a deal on the substance of the tax credit, they are still at odds over how it would be brought to the Senate floor. Senate Majority Leader Harry Reid (D., Nev.) hopes to add it to a bill currently on the Senate floor to extend federal unemployment insurance benefits. But agreement on that hasn't been finalized.&lt;/p&gt;&lt;p&gt;While Senate Republicans are likely to support the measure, House Democrats have raised concerns that it carries a high cost to the government. Moving companies provide boxes that are purpose made and easily marked. If your moving company allows you to return unused boxes, order more than you think you’ll need, by 20%. Likewise, do not scrimp on tape. It is inexpensive and prevents boxes from splitting open. You need fresh felt tip pens for labeling. Use colored ready-stick labels to designate boxes to their respective rooms.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Start a book about your upcoming move and keep it in one place&lt;/strong&gt;. Create a “Move Book,” using a large noticeable notebook, to centralize all the important details of your move. It should contain any lists you make, including that of labeled boxes. Supplement this with a computer printout of box contents. E-mail this to yourself as a backup. Items, such as books, you do not immediately need can be packed right away. Keep your list up to date. Take photos of or make notes on how your media equipment is set up: television, sound equipment, modems and computer equipment. Moving companies have no incentive to create extra hours of work for themselves, if they work for a flat fee.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Keep your moving receipts for income tax deductions.&lt;/strong&gt; In many cases, moving expenses are deductible from federal income taxes. If you are moving because of a change in employment, you may be able to claim this deduction even if you do not itemize. Consult your tax preparer. And for those Realtors who see it, there is opportunity for them as well-as long as they are prepared to do a little bit of work getting the property ready for resale.&lt;br /&gt;&lt;br /&gt;While a bleak picture for many, foreclosure properties represent a once-in-a-lifetime chance for many first-time home buyers, a way for move-up buyers to get the bigger house they need, and a way for second-home buyers to secure the vacation home they’ve always dreamed of.&lt;br /&gt;Getting a foreclosure property ready, however, means that the Realtor must be prepared-both mentally and financially-to take on home improvements and repairs.&lt;br /&gt;&lt;br /&gt;For this, Lowe’s has committed, trained product specialists who are available to walk home buyers-and even their Realtors-through the home improvement process. From flooring to paint-and everything in between, no matter what the size of the project-Lowe’s can help. Following are 10 ways to make a foreclosure as resalable as possible…as soon as possible.&lt;br /&gt;&lt;ol&gt;&lt;li&gt;&lt;strong&gt;Exterior Paint&lt;/strong&gt;. Peeling paint is one of the most common problems associated with foreclosure properties. Refreshing the exterior paint is a priority to begin attracting the interest of renters and buyers while you continue to work on repairs internally. Dark colors fade faster than light colors and absorb heat-something to consider in warmer climates. Light, neutral colors are your best bet for resale purposes or, if you are renting or selling in a vacation area, consider colors that complement the area, such as light or bright colors near the shore and earth tones in the mountains.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Electrical Work&lt;/strong&gt;. Electrical safety is critical in the resale or rental of a property. Consult a licensed electrician to perform repairs or improvements. Consider installing safety products such as GFCI outlets and AFCIs. GFCI outlets automatically cut power if a ground fault occurs, meaning they will save your life if you somehow end up on the receiving end of an electric current. AFCIs are another safety measure that you install into the wiring itself. They detect arc faults that are a common cause of electrical fires, and break the circuit before fire breaks out.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;HVAC Repairs&lt;/strong&gt;. Consult an HVAC contractor to make sure air-conditioning systems are in good working order, a must for any prospective buyer or renter. Make sure the air-conditioning unit is working at optimal efficiency, as this will translate into savings on monthly utility bills.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Plumbing&lt;/strong&gt;. Make sure all leaky faucets are repaired and parts, such as worn washers, springs and “o” rings, replaced. Then check to see if water flow is at all hindered in the property. A stopped drain in a bathroom or kitchen sink plumbing system is often the result of a clogged pipe. First, try chemical drain cleaners, then remove the elbow piping if necessary, to further investigate the clog.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Landscaping&lt;/strong&gt;. Foreclosure properties often fall victim to overgrown lawns, shrubs and weeds. Start by mowing and pruning, and then address more serious issues, such as dead tree branches that could land on the home or power lines. An easy way to provide a clean and updated look to the landscaping-and add curb appeal to the property-is to edge the borders. Consider wood edging, brick or stone edging, metal edging or plastic edging.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Pests&lt;/strong&gt;. Many abandoned properties develop pest problems due to stagnant water and general lack of upkeep. Immediately empty all stagnant water, find the source of any moisture that might be in the home and use over-the-counter repellants to rid the home of small pest problems. Hire a professional for any pest problems that are more serious.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Windows and Doors&lt;/strong&gt;. Unfortunately, many foreclosure homes fall victim to vandalism. This can result in broken doors and smashed windows. Replacing doors and windows must be done immediately.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Floors and Stairways&lt;/strong&gt;. Rotting wood in floors, doors, staircases and railings, a common issue found in foreclosure properties, must also be addressed immediately. Rot sometimes occurs in areas that are not visible to home inspectors, so this job may require the consultation of an expert in the area.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Interior Walls&lt;/strong&gt;. Ripped wallpaper and chipped paint are not uncommon in foreclosure properties. Take down all wallpaper and repaint the interior in one or a series of neutral colors. This will make the home appeal to a broad spectrum of renters or buyers; using bright, unusual or darker colors narrows the pool of interested parties.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Appliances&lt;/strong&gt;. Any home that goes on the market for sale or rental will fare much better with updated appliances. Many buyers, in fact, have come to expect this in today’s competitive real estate market. Foreclosure properties in affluent and/or resort areas may already have updated, high-end appliances. The goal being to not only help their community, but to meet people to build that “sphere of influence” that ultimately leads to future business.&lt;br /&gt;&lt;br /&gt;How many hands can they shake? How many meetings can they attend? What’s the cost to sponsor groups, and what’s the membership they impact? These are all questions that illustrate the limiting nature of personal involvement at the local level. Once you realize that Internet social and business networking is exactly the same, but leveraged dramatically, you can get really excited about it. After all, can someone in Oregon see what you’re doing in Florida? They can if they are part of your sphere of influence on Facebook or LinkedIn.&lt;br /&gt;&lt;br /&gt;Let’s take a look at the two dominant networks - Facebook and LinkedIn, and at the facets of these sites that can have a positive impact on your website’s traffic, and ultimately bring you a great deal of business. The positive aspects of these sites are exactly the same, though there are differences in how they help you accomplish success and the makeup of the membership.&lt;br /&gt;&lt;br /&gt;Facebook is more social, while LinkedIn is very business-to-business oriented. However, Facebook is showing very strong growth, and many business people are finding it to be an excellent resource. You’ll connect with far more consumers on Facebook than you will on LinkedIn, but the business connections you make on LinkedIn can lead to referrals that leverage the value of your contacts.&lt;br /&gt;&lt;br /&gt;Both Facebook and LinkedIn allow you to place your personal and business profile for all the world to see. Accomplishments, awards, education, specialized training, and business goals are laid out for everyone to view.&lt;br /&gt;&lt;br /&gt;Spending just a few minutes online gives you ample time to ask or answer questions and interact with people from all parts of the country and the world. Your direct contacts have their own direct contacts, creating a possible sphere of influence far greater than any you could develop locally via personal interaction.&lt;br /&gt;&lt;br /&gt;A referral or recommendation is much easier, thus you can get more of them. Your direct contacts can recommend you to someone else with a few keystrokes, with no letter or personal meeting required. LinkedIn formalizes the process of expanding one’s sphere of influence more than Facebook. On LinkedIn, there are formalized recommendation formats that can be keyed to your specific areas of expertise. Let’s say that you work both residential and commercial real estate. You can have those two segments of your profile, each with recommendations specific to that expertise.&lt;br /&gt;&lt;br /&gt;Both sites allow the sending of questions, but again, LinkedIn has formalized the process more. A question, once answered by all who are interested, can be closed out, and a best answer and good answer selected. The person who supplied the answer builds “expertise credit” in the category. In other words, if you are answering real estate related questions, best and good answers get you more visibility in that category, which creates the possibility for future business.&lt;br /&gt;&lt;br /&gt;While listings are all local, as that’s where the homes are that you service, buyers are world-wide. You can network locally for listings, but people moving into your area from afar have no way to know who you are unless they find you somehow. With almost 90% of prospective homebuyers now using the Internet to search for real estate, these networks are one way in which they can locate you.&lt;br /&gt;&lt;br /&gt;Feed your site information to the networks with RSS feeds. Both of these sites have ways in which you can have your site content show up automatically once published, allowing you to write it once, and the information will display in multiple places. It’s a personal form of the syndication that news organizations have used for many years.&lt;br /&gt;&lt;br /&gt;Examples of more focused networking are RealTown and ActiveRain. The real estate and mortgage professionals who participate on these sites are able to share information, as well as refer business. ActiveRain’s new Listing Router tool allows participating sites to receive leads from other ActiveRain sites around the country.&lt;br /&gt;&lt;br /&gt;These networking sites are powerful exposure tools, and you simply can’t overlook them in planning for the future. In all of your entries and interactions on these sites, you’re placing links back to your website, and when you can, to specific pages or posts that answer specific questions. This builds credibility, but also site traffic.
